Recreation Area Rules and Regulations
  • No vehicle may be parked in the Recreation Area or near the pool unless it displays an official and current Calmes Neck identification sticker or tag.  To obtain a sticker or tag, contact the CNPOA Secretary.
    .
  • No untended boats shall be anchored off shore in the Shenandoah River. When not in use, boats shall be pulled on the bank or moored as closely adjacent to the bank as safety allows, in order that navigation will not be impeded. It is specifically understood that the use of the Shenandoah River for boating, fishing, swimming, and anchorage is to be at the person's own risk, and the Association shall not be liable for any resulting damages or injury.
    .
  • All reasonable efforts shall be made to protect and preserve native vegetation and wildlife, including all forms of animal life, and to preserve the peace and quiet of the area.
    .
  • Motorized vehicles, including but not limited to motorcycles, motorbikes and snowmobiles shall not be driven off the access roads of the subdivision except on the property of the operators of such vehicles, or with the permission of the property owners where driven, except that the Association may authorize access to any part of the subdivision for purposes of maintaining or protecting the property.
    .
  • No sewage or refuse shall be emptied into the Shenandoah River bounding said premises or any lands adjacent thereto; or into any cove or inlet, stream or waterway connecting therewith.
    .
  • The forest fire laws of Virginia hold a person liable for the cost of suppressing any woods or brush fire for which he or she is responsible and for damages resulting to the property of others. Penalties under the law vary according to whether such fires are determined to have been set "maliciously," "intentionally," "carelessly" or "without taking reasonable precaution."
    .
Any person residing, camping, or visiting on Calmes Neck is expected to take such precautions as are reasonable or necessary to avoid setting fire to woodland, brush land, or grass.
No open fire may be built outdoors except in a properly constructed fireplace, firebox, fire ring, or prepared area of bare soil in a location free of brush, grass, or debris capable of carrying fire to buildings or flammable vegetation. It is unlawful to set an outdoor fire within 300 feet of any woodland or brush land during the period of February 15 to April 30 except between 4 PM and midnight.  Any outdoor fire must be attended constantly by a responsible person and must be extinguished or safely confined before being abandoned.
    .
No outdoor fire may be set during any period declared by state forest fire authorities to be a time of extreme fire hazard. When possible, the Association will post notice of any such officially declared fire hazard period. When local conditions justify, the Association may declare a state of extreme fire hazard and the same restrictions on outdoor fires will apply within the boundaries of Calmes Neck Estates as if declared by state authorities.
    .
  • Overnight camping at the Recreation Area is available to property owners and their guests with advance permission of the Association's president or other designee.
    .
  • To avoid any confusion or conflict, please sign up for overnight camping on the CNPOA Calendar.
    .
  • To order a port-potty for overnight guests, call Greens Septic (540-955-2960)
    .
  • No camping is permitted within 50 feet of the primary river access point, so as not to interfere with access by other property owners.
